Agents go full speed ahead on commercial project

Joe and Anne Sosky and Trevor and Courtney Sosky bought seven-tenths of an acre on 136th Avenue in Vancouver in front of WinCo Foods in early October, and construction is well under way on the 9,000-square-foot retail building planned for the site.

As JAS Holdings LLC and 4 Investments 136th Ave. LLC, they bought the parcel from WinCo Foods LLC for $620,000. The parcel is the only pad in front of WinCo and the grocery store will act as an anchor, said Joe Sosky.

Vancouver-based Team Construction is the general contractor and Vancouver-based Wubben Bros. is the site contractor.

As of Nov. 10, the parking lot was paved, the interior floor was poured and the underground work was finished. The shell of the building, which will have space for as many as seven tenants, is expected to be ready for tenant improvements by mid-January, Sosky said.

While the developers were completing due diligence, they were simultaneously working with engineers and architects, who then worked with the city on getting approvals, he said.

“We had several balls in the air at once,” Sosky said. “There was some risk involved.”

Bob LeFeber of Portland-based Commercial Realty Advisors Northwest represented WinCo in the transaction.

The project is the third venture for the developers, who also developed one of the pad sites at Battle Ground Center and a building at Gardner Center in Battle Ground. Legacy Health System just closed on a lease of 7,500 square feet at Gardner Center, Sosky added.
